Mr. Yari is co-founder of Stockdale Capital Partners, and the predecessor family office Triyar Companies, and has been actively involved in the development, acquisition and asset management of all real estate activities for nearly 30 years. He has established a diversified portfolio encompassing high-rise commercial and residential buildings, industrial business centers, enclosed shopping malls, retail centers, hotels and single family housing tracts representing nearly $500 million in total transaction value for a family portfolio of over $1.25 billion in asset value. After successfully taking advantage of the real estate opportunities emanating from the economic downturn and liquidity crises in the early 90’s, Steven lead the family to continued diversification into new markets and asset classes, as well as joint-venture relationships with institutional partners.
Mr. Yari is a co-founder of Stockdale Capital Partners and the predecessor family office Triyar Companies and has been actively involved in the development, acquisition and asset management of all real estate activities in Arizona throughout his career. Mr. Yari has been based in Scottsdale for 18 years and has acquired several million square feet of office, retail and industrial, as well as developed and now operates the W Hotel and Aloft located in Scottsdale and Tempe, respectively. During this period, Mr. Yari also assembled several thousand acres of land which was ultimately entitled and successfully exited, as well as created what is now considered the “entertainment district” through the acquisition and development of several parcels in downtown Scottsdale.

Mr. Michaels is responsible for firm management, as well as originating and structuring new investments and capital markets. Mr. Michaels became involved with Stockdale/Triyar in 2009 and has worked with the Principals since that time in all major aspects of deal acquisition, financing and asset repositioning. Prior to Stockdale, Mr. Michaels was a Vice President at Octavian Advisors, a $2.0B investment advisory firm focused on structured investment opportunities. Prior to Octavian, Mr. Michaels worked at various well-respected institutions including The Carlyle Group, Highbridge Capital and Morgan Stanley after graduating with a double major in Finance and Accounting from the Wharton School of Business at the University of Pennsylvania.
Mr. Harris is responsible for all tax and accounting activities, as well as managing legal and compliance topics at Stockdale. Prior to joining the Company in 2010, Mr. Harris was a Managing Director of OnTerra Partners, a private equity real estate fund established by ONEX Corporation as its Western U.S. real estate opportunity platform. Prior to this, Mr. Harris was President, CFO and General Counsel of S.K.Y. Management LLC the owner / developer of more than 3,000 acres of residential and commercial property. Prior to these positions, Mr. Harris practiced law in both Los Angeles law firms and real estate companies for over 25 years.
Mr. Harris attended the University of Notre Dame and the University of Southern California where he received his B.S., M.B.A., M.B.T. and M.S.B.A. Mr. Harris also attended Georgetown Law School and Loyola Law School where he earned his J.D., magna cum laude, as well as his L.L.M. (Taxation), with honors. He is an active member of the State Bar of California and was a Certified Specialist in Taxation Law in California.
Ms. Pfleuger is responsible for structuring investment opportunities, performing acquisition diligence and asset management. Ms. Pfleuger became involved with the Stockdale/Triyar entities in 2006 where her role involved market research, financial and investment analyses as well as the negotiation of purchase and sale agreements and management, franchise and third-party tenant agreements. Prior to joining Stockdale, Ms. Pfleuger was a Director and Practice Leader at Pricewaterhouse Coopers (PwC) and from 2004 to 2006 managed the firm’s Hospitality & Leisure practice in the Western U.S. Throughout her 14 years with PwC, she advised hotel owners, major hotel companies, developers, lenders, investment banks and law firms on many aspects of the hospitality business. Ms. Pfleuger has been a speaker at several industry conferences including the Americas Lodging Investment Summit (ALIS), Meet the Money and the UCLA Real Estate Conference.
Ms. Pfleuger has a Bachelor’s Degree in Hospitality Management from Florida International University.
Mr. Blitz is responsible for underwriting, acquisition and asset management duties at Stockdale Capital. Prior to joining the firm, Mr. Blitz spent two years on the west coast acquisitions team of J.P. Morgan’s Global Real Assets group where he was responsible for purchasing core, value-add and opportunistic deals across all major asset classes on behalf of various commingled and separate account clients. Prior to J.P. Morgan, Mr. Blitz spent six years at Eastdil Secured/Wells Fargo Securities. Initially, he focused on property level, private market transactions including debt and equity sale, financing and recapitalization transactions for individual properties in the western United States as well as many national portfolios. With the purchase of Wachovia by Wells Fargo, Mr. Blitz helped to build the Real Estate Investment Banking platform across the West Coast and began to focus on portfolio level strategic alternatives and public market executions.
Mr. Blitz graduated from the University of Wisconsin – Madison, School of Business with a BBA in Real Estate and Urban Land Economics as well as Finance, Investment and Banking.
Andrew Saba is responsible for Asset Management of medical office real estate at Stockdale Capital. Previously, he worked with Meridian, a Marcus and Millichap subsidiary, as an acquisition manager in Southern California from 2015-2016. Prior to Meridian, Mr. Saba was the Director of Leasing and Marketing for Pacific Medical Buildings’ Real Estate Services team, responsible for building and managing the leasing platform for a medical office portfolio in excess of 3 million square feet across the western US, including 400 thousand square feet across Louisiana. Before PMB, Andrew worked with Healthcare REIT, now Welltower, in the Management Services Group division as a property manager, beginning in South Florida and relocating to Southern California in 2007.
Mr. Saba holds an MBA from the University of Southern California and an MS and BS in Communication from Florida State University. He holds a California RE salesperson license as well as the RPA designation through BOMI.
Mr. Rosenberg is actively involved in performing investment analysis, underwriting and due diligence on prospective investments for Stockdale Capital. Prior to joining the firm in 2015, Mr. Rosenberg spent two-and-a-half years as a property manager for a local real estate developer, where he was responsible for overseeing the daily operations of seven retail assets throughout the greater Los Angeles area.
Mr. Rosenberg holds a B.S. in Business Administration from Indiana University’s Kelley School of Business.
Ms. Venugopal’s primary responsibilities include sourcing and underwriting potential acquisition and development projects. She also assists in due diligence, analysis of financing and disposition strategies, and the preparation of investment committee memorandums. Prior to joining SCP in 2015, Swati worked as a Project Engineer for The Whiting-Turner Contracting Company. Her construction management experience includes design and planning, budgeting, cost estimating, value engineering and project administration for office, hotel, and multifamily product types.
Ms. Venugopal holds a degree in Civil Engineering from The George Washington University and has a Master of Business Administration and Master of Real Estate Development from the University of Southern California. Swati is also a LEED AP.
Mr. Bartle is responsible for all functions of Stockdale Property Management including management, leasing, tenant relations, budgeting, reporting, capital projects, maintenance and oversight of employees. He brings 30 years of leadership experience with property management companies from both an ownership and third-party perspective. His resume includes positions of regional responsibility for property management divisions of RREEF, Pacific Office Properties, Cushman & Wakefield, Colliers International and Tishman West Companies. Most recently he was President of Property Management for NAI Horizon, responsible for starting and growing a third-party management company. Mr. Bartle has directly managed a variety of commercial properties including high-rise, retail, industrial and mixed-use developments.
Mr. Bartle graduated from Lehigh University with a B.S. degree in Accounting. He received an MBA in Finance-Risk Management from Walden University.
Wendy Gordon is a Senior Property Manager based in Los Angeles. Wendy is the leader of the on-site property management team for the medical office portfolio.
Wendy has 25 years of experience in commercial property management. Since 1997 her focus has been with medical office buildings. She has been responsible for medical office in-house and as a third party provider for Arden Realty, Carlson Companies, JLL, Lexington Management, Tiarna Real Estate, Medical Asset Management and Colliers International.
Wendy earned a B.A. in political science from Trenton State College and has held positions of leadership with BOMA Los Angeles.
Mrs. McDonald is based in Houston, Texas and currently oversees Stockdale’s portfolio of high-rise office buildings and retail shopping centers. She brings 25 years of experience with property management companies from both an ownership and third party perspective. Before joining the firm in 2012, her resume included positions of responsibility at Cushman & Wakefield, Crescent, Cassidy Turley and RM Crowe. She has directly managed a variety of commercial property including high-rise, medical, retail, industrial and mixed use.
Mrs. McDonald graduated with a B.A. of Psychology from the University of Texas. She earned her RPA designation in 2007, has her Texas Real Estate License and is an active member of BOMA.
Ana Gonzalez is a Property Manager located in Scottsdale, Arizona. Ana began her career with the firm in 2007, on the W Scottsdale hotel project. She now oversees a portfolio of 10 commercial properties located in Scottsdale, Tempe and Phoenix.
Ana earned a Bachelor in Science degree in Management from the Arizona State University in 1987. She obtained her Real Estate Certification in 2016.
Kristi Hadland is a Property Manager based in Scottsdale, AZ. Prior to joining Stockdale, Kristi began her career in Seattle, WA with CB Richard Ellis, where she was a Project Manager on the Group Health Medical account. She then transitioned to Property Management and relocated to Arizona.
Kristi is currently responsible for Stockdale’s Arizona portfolio of primarily Class A office product and a team of 10 management and engineering professionals.
Kristi earned a Bachelor of Arts degree in Interdisciplinary Arts & Sciences from the University of Washington.
Theresa Stanush is the Property Manager for Stockdale’s Sugar Creek portfolio. Theresa has over ten years of experience in commercial property management. Prior to joining Stockdale, Theresa held positions with Granite Properties and Equity One/Global Realty & Management, TX.
Theresa is an IREM CPM candidate with the Houston Chapter.
Ms. Neri is responsible for financials, budgeting, reporting, maintenance and physical condition of property, coordination of TIs and tenant retention. She has 4 years commercial property management experience and 7 years total management experience. Prior to joining Stockdale, Julie managed several types of properties including Class A, B, C and Trophy class and achieved Silver and Gold LEED Certifications for several properties.
Julie has a Bachelor’s Degree in Business Marketing & Management from Penn State University.
Ms. Reeves is a Leasing/Asset Manager based in Houston, Texas. She joined the firm in 1992 and is responsible for overseeing all aspects surrounding the leasing and marketing of Stockdale’s Houston portfolio. In her current role she cultivates and upholds relationships with the brokerage community, maintains relationships with existing tenants while negotiating lease terms and administering lease documentation. She works with a variety of clients from national and local retailers and restaurants to law firms, physicians and insurance companies.
Judy started her real estate career with Gerald Hines Interests working in the CBD and Galleria area of Houston. Her 30 years of experience in the commercial real estate industry spans all aspects of commercial property management, leasing and marketing.
Rose Oganesyan is the Assistant Property Manager for Stockdale’s Los Angeles medical office portfolio. Rose has seven years of experience in commercial property management. She has been responsible for overseeing, administrating and directing entire operations of commercial Class A high rise properties; including finance management, leasing, insurance, acquisitions, maintenance and physical condition inspection. She has also coordinated and managed capital and tenant improvement projects. Prior to joining Stockdale in 2016, Rose managed commercial and medical buildings for Douglas Emmett, Legacy Partners and Held Properties.
She received her BA and MBA in Business Management from Woodbury University.
Mr. Brady is responsible for all aspects of financial accounting and reporting at Stockdale Management. He is a 15-year veteran of Cushman & Wakefield where he started as a Regional Controller and advanced to the position of Director of Financial Management supporting various C&W assignments nationally. His job included strategic planning to ensure proper staffing, compliance, training, implementation of new assignments, and oversight needed to ensure accurate and consistent financial reporting. He was the direct accounting contact for the firm with many clients including Met Life, Invesco, AEGON, and Beacon Capital Partners.
Aaron is a graduate of Arizona State University where he received a B.S. in Accounting and a Masters degree in Taxation. He earned his CPA certification from the Arizona State Board of Accountancy.
Mr. Budnitsky is a Financial Controller at Stockdale whose main focus is corporate-level accounting. Roman, an active Certified Public Accountant, has more than a decade of progressive accounting experience, including a substantial real estate accounting background. Prior to joining Stockdale, he was a Controller for the TerraCotta Group. Additionally, he held Accounting Manager and Controller roles at Crescent Capital Group LP and Coast Asset Management LLC. Mr. Budnitsky began his career in the audit and assurance practice at KPMG LLC, where he spent 4 years auditing various financial institutions.
Roman received a Bachelor of Science degree in Accounting and Finance from California State University, Northridge.
Ms. Karam provides property accounting duties for various joint venture and medical office projects at Stockdale Capital. Prior to joining the firm, Ms. Karam spent 14 years on Cushman & Wakefield’s Corporate Occupier & Investor Services (CIS) team. As a Group Financial Manager, she oversaw accounting for many industrial/office/retail portfolios located throughout the United States. Ms. Karam supervised six Financial Managers who oversaw roughly 160 properties. Ms. Karam has over fourteen years of experience on both MRI and Yardi accounting systems. She is familiar with strict reporting requirements and deadlines as well as full GAAP accounting, tenant reconciliations, and dual cash books.
Ms. Karam graduated from Arizona State University with a Bachelor of Science degree in Accounting
Ms. Sippel is responsible for property accounting and financial reporting duties of various office and industrial projects owned by Stockdale. Her portfolio involves approximately 1.4 Million SF of Class-A assets located in Arizona and Texas. She is also actively involved in Stockdale’s future “creative office” developments located in downtown Scottsdale.
Prior to joining Stockdale in 2014, Ms. Sippel held positions in accounting working for CBRE and Healthcare Trust of America. She brings 10 years of property accounting experience and is well versed in multiple software systems including Yardi and MRI.
Ms. Sippel holds two Bachelor of Science degrees in Accounting and Finance from Colorado Technical University.
Kirstin Martel, Senior Accountant: Ms. Martel’s oversees accounting for the family-owned portfolio of Stockdale Management. She has over 30 years of experience in the accounting business, primarily in the Property Management field. Her experience spans from acquisitions, dispositions, lease and property accounting, cash management, loan administration and tax. She also has experience as a Commercial Property Manager and Construction Manager.
Ms. Martel graduated from Arizona State University with a Bachelor of Science Degree in Accounting and has a Master of Accounting degree from Rutgers University. She holds her RPA with BOMA, and is an Enrolled Agent with the IRS.
Ms. Samson is responsible for maintaining accounting for the corporate and holding entities at Stockdale Capital Partners. Prior to joining Stockdale, she worked as a branch accountant at one of the largest banks in the Philippines, Rizal Commercial Banking Corporation.
Ms. Samson received a Bachelor of Accounting degree from San Sebastian College in the Philippines.
Mr. Franzoia oversees accounts payables for Stockdale’s Hospitality group. He has over 30 years of accounting experience including all accounting and administration operations and preparation of financial statements.
Mr. Franzoia graduated from UC Berkeley with a Bachelor of Arts degree.
Mr. Ridenour is responsible for human resources and at Stockdale Capital and Stockdale Management, including talent acquisition, employee development, compensation & benefits, employee relations, payroll, compliance and risk management. He brings 20 years of human resources management experience in manufacturing, retail, and hospitality, as well as, human resources consulting in a variety of industries. Mr. Ridenour started his human resources career with Wyndham Hotels after years in food & beverage operations management.
Mr. Ridenour holds a Bachelors Degree in Communications from the University of Northern Colorado and received his MBA with an emphasis in Human Resources Management from National University. Additionally, Mr. Ridenour holds two certifications: Society for Human Resources Management – Senior Certified Professional (SHRM-SCP) and Senior Professional in Human Resources (SPHR) from the Human Resources Certification Institute.
Mr. O’Brien is in charge of coordinating Stockdale’s construction and renovation projects. Prior to joining Stockdale, Boyce worked as a Senior Project Manager for David Evans and Associates in Phoenix, Arizona. During his tenure, his project experience included, the W Hotel Scottsdale and surrounding entertainment district; a $600M, 200-acre master-plan in Glendale, Arizona including the Westgate, Coyote Arena, the Renaissance Hotel, and commercial office and office buildings; and the redevelopment of the Phoenix Convention Center and Sheraton Hotel.
Boyce, who studied civil engineering, has more than 25 years of combined planning, engineering, construction and overall development management experience.
Mr. Sciupac is responsible for Stockdale’s IT infrastructure and services. He brings over 23 years of experience in the field of information technology with diverse background in financial, law and healthcare corporate settings.
Prior to joining the firm Mr. Sciupac worked as an IT Manager at Lion Capital LLP, MJFW Law, and Dreyfus (BNY Mellon Bank).
Ms. Collins is responsible for the design and project management of Stockdale Capital’s renovation and construction projects including hotels, multi-family housing, office and medical buildings. With over a decade of professional experience, she has designed multi-family, high-end residential, commercial and hospitality interiors. Recently, she has worked as a freelance interior designer and project manager. Prior to that, she was the Director of Design for Modulo Cucine in West Hollywood, California and Project Designer at Poliform USA, where she specialized in high end Italian cabinet design for several high-profile multi-family and residential projects.
Ms. Collins holds a Masters in Interior Architecture from the UCLA Extension Architecture and Interior Design Program and a Bachelor of Science degree in Interior Design and Visual Merchandising from the University of Wyoming
John Raddatz is Chief Engineer at Stockdale Capital Partners. He brings over 30 years of experience to the company and has previously worked in all types of commercial and government real estate including health care facilities, wastewater treatment facilities and the heavy oil and power plant industry.
John is a member of the National Association of Power Engineers.
