Stockdale Capital Partners Adds 25,000 SF of New Leases at 20 Greenway Plaza in Houston, TX
20 Greenway Plaza continues to exhibit strong leasing momentum with the signing of four new tenants totaling approximately 25,000 square feet—bringing the total of new leases and renewals at the Class A office building to more than 132,000 square feet in the past nine months.
The leasing activity is a direct result of Stockdale Capital’s effort to enhance what is already one of the market’s premier tech-forward properties with strategic capital improvements and proactive leasing initiatives.
The WiredScore Platinum-certified building features large floor plates, redundant power feeds, backup generators, raised flooring flexibility, and EV charging infrastructure. Recent capital improvements and on-site tenant amenities include a newly delivered game room, a state-of-the-art fitness center, a cafe, flexible conferencing spaces, and outdoor collaborative areas, all supported by a high-ratio parking footprint.
The new tenants include two rapidly growing large-scale utility power companies: BrightNight Power, a next-generation power and digital infrastructure company based in West Palm Beach, FL, which will occupy 8,765 square feet on the 10th floor; and PowerTransitions, a Houston-based company that acquires and rejuvenates operating and retired power generation and industrial facilities, which will occupy 8,348 square feet on the 8th floor.
In addition, Nosh Franchise Inc, a tech-focused health-conscious meal delivery business, has leased 4,207 square feet on the 3rd floor and AB Commodities, which, finances, stores, and transports essential bulk materials such as crude oil, refined petroleum, liquefied natural gas, will occupy 3,676 square feet on the building’s ground floor.
“As Houston continues to be recognized as the global energy capital, our new leases at 20 Greenway feature two of the fastest-growing private-equity backed large-scale utility power companies in BrightNight Power and PowerTransitions,” said Leo Divinsky, Managing Director, Head of Office at Stockdale Capital Partners.
“These new tenants along with the recent completion of the CannonDesign space following its relocation to the building, continue to demonstrate 20 Greenway’s ability to retain and attract some of the top national and regional firms in the market.”
Located at the northwest corner of Norfolk and Cummins streets, the 433,132-square-foot Class A office building features a distinctive stair-stepped architecture and black reflective glass envelope. The property provides regional connectivity via immediate access to Highway 59, the Westpark Toll Road, and the 610 Loop, while offering occupiers walkable access to nearby retail, dining, and entertainment districts.
The transactions were completed with the following tenant representatives:
- BrightNight Power — Eric Anderson, Evelyn Ward and Avery McGahee, Transwestern
- PowerTransitions — Dan Boyles, Partners
- Nosh Franchise Inc. — Steve Rocher, CBRE
- AB Commodities — AJ Jandali, KW Commercial
